Principal, Investments and Property Management
Tom Bracken is a Principal of Guardrail Finance, Inc., a real estate investment banking firm based in California serving the middle market. Bracken has worked in the real estate finance and advisory industry in multiple capacities for over 40 years. His roles have included debt and equity placement, creation and management of real estate and mortgage loan portfolios, property development, and real estate consulting. He has closed multiple transactions with capital sources including Life Insurance Companies, Wall Street Conduits, Bridge Lenders, Banks, FNMA, Freddie Mac, Credit Companies, and others.
He has originated, structured, underwritten, and closed debt and equity transactions for office, retail, industrial, self storage, multifamily, senior assisted living, recreational properties, and residential properties nationwide.
Like Newstead, Bracken works closely with clients to understand their unique needs in order to provide optimal debt and equity financing solutions for stabilized, value-add properties, and new construction.
Bracken has worked for Johnson Capital, Capmark Finance (and its predecessors), CBRE Capital Markets, Orix Americas, Ford Motor US Real Estate Finance Group (where he was President), Washington Mortgage Company – Seattle, where he was Chief Operating Office, and Pioneer Bank. He started his career in Prudential Insurance’s Real Estate Investment Group.
Bracken is a licensed Broker in Minnesota, and has a real estate license in California. He currently resides in Edina, Minnesota. He has two grown children and five grandchildren.
