Ginn Downing is a Principal of Guardrail Finance, LLC. Ginn Downing is a “results driven” commercial real estate professional with 25 years of experience in investment, advisory, finance and capital markets in most asset classes and through multiple cycles. Her primary focus has been on assessing and generating investment opportunities while serving as a credit committee member, advisor, fund manager and originator of investments throughout the capital stack and for direct investment. Ginn has also led teams in underwriting, analyzing operators, origination, asset management, surveillance, investment banking, consulting, workouts and other real estate services. In addition to asset and portfolio management these roles have included construction management oversight and FDIC NPL pool and loss share JV underwriting and pricing for multiple acquisitions. Ginn has completed direct asset level investments of over $7.5 billion and overseen managed teams underwriting assets and portfolios within funds, CDOs and balance sheets for various institutions totaling more than $26 billion.
She executes all types of real estate transactions including sourcing, analyzing, underwriting, valuation, structuring, negotiating and closing within multiple platforms including funds (co-mingled funds, separate accounts, a Taft Hartley - union labor pension fund investment management company), credit companies and regulated banks. She has relationships with various commercial real estate stakeholders including funds, sponsors, brokers, capital providers and advisors. The majority of her experience has been on large and complex structured transactions for value-add and construction.
Ginn has learned the importance of underwriting and assessing the capabilities of the manager and deal team to execute the business plan for the particular asset, in its location at that time and economic market cycle. She has consulted on individual assets and portfolios where the feasibility of the manager is assessed, and the viability of the transaction or business plan is underwritten for existing assets and platform investments. She is known for her ability to analyze, underwrite and structure balanced solutions considering all parties and has worked through distressed assets, plans and companies. She seeks and closes equity, preferred equity, mezzanine and debt within various structures and facilities for all product types.
Ginn has a BS in Business with a concentration in Finance and Management from Cal Poly, San Luis Obispo and has taken part in management training programs. She is involved in many varied industry organizations and events. She began her career as a Commercial Appraiser and is currently a Licensed Real Estate Broker in the State of California.
